Asphalt Sealcoating.
Sealcoating is where our name comes from, because that's what it is: armour for your asphalt. Florida sun oxidizes pavement and turns it gray and brittle; daily summer storms drive water into every pore. A properly applied sealcoat blocks both, and it makes tired asphalt look brand new the same day.
Why Florida asphalt fades so fast
We get some of the harshest UV in the country, and UV is what breaks down the binder that holds asphalt together. Once the binder oxidizes, the surface turns gray, the top layer goes brittle, and small cracks start opening. Add a summer of daily downpours and the damage compounds. Sealcoat is the sunscreen; it sacrifices itself so the pavement underneath doesn't.
How we apply it
We clean the surface, treat oil spots, and fill cracks first so water can't sneak under the new coat. Then the sealer goes on in even coats, sprayed for coverage and hand-brushed along edges, walls, and curbs where sprayers make a mess. It needs 24 to 48 hours to cure before traffic, and we tape and cone the site so nobody learns that the hard way.
When to do it
New asphalt should cure for at least six months first. After that, a coat every two to three years is the sweet spot. Keep the cycle and a driveway that would have lasted twelve years lasts twenty-five. Skip it, and Florida takes its cut early.
